As I write this in January, surrounded by snow, I can’t help but think ahead—April showers bring May flowers… and possibly water into your home. Now is the time to ask yourself: Do I need flood insurance?

Last spring, my neighbor Sarah woke up to water flooding her basement after a storm. She thought her homeowners insurance would cover it, but since it was surface water, it wasn’t. She paid over $20,000 out of pocket and immediately purchased flood insurance to avoid that risk again.

Why Plan Ahead?

Most flood insurance policies, including those managed by the National Flood Insurance Program (NFIP) through FEMA, require a 30-day waiting period before coverage takes effect. Waiting until spring storms arrive could leave you unprotected.

Who Can Buy Flood Insurance?

Anyone can purchase flood insurance. Your rate depends on your flood zone (where your home or business is located). In a preferred flood zone, rates can be as low as $768 per year for $250,000 in dwelling coverage, often including $100,000 for contents coverage.

Some homeowners insurance policies allow you to add flood coverage as an endorsement, making claims easier if water damage occurs.

What’s Covered?

If water backs up into your home from a creek, clogged outside drain, or overflowing street, it’s considered surface water damage—which standard homeowners insurance won’t cover. That’s why having a flood insurance policy is essential.
